MDS is one of the largest Contract Research Organizations (CROs) in the world, and performs critical drug discovery and development services for pharmaceutical and biotech companies. Upon completing consulting services for MDS Pharma Services, Facility Design Group provided comprehensive design/build services for a tenant fit-up of 103,000 SF of an existing one-story building. While providing consulting services for planning and programming, The Facility Design Group collaborated with and interviewed MDS personnel and stakeholders to establish a program that accurately achieves facility objectives. This $12.95 million facility houses various areas for research and development, including:

• Clinical laboratories
• Pharmacy
• Specimen freezers
• Examination rooms
• Blood processing areas
• PHLEB rooms
• Nurse stations
• ECG spaces
• Shipping and receiving areas
• Kitchen, offices, and meeting rooms for staff

A unique component of this project is the existing building’s original structure – it was designed to be a multi-tenant office building. Facility Design Group was faced with the challenge of redesigning the building and infrastructure according to MDS objectives while meeting all regulatory codes for clinical laboratories. Additionally, adjacent to the site is a residential neighborhood. Facility Design Group ensured that all project development met residential area regulations. To facilitate community relationships, our team was very involved with the neighbors to obtain their allegiance and involvement. Tempe, AZ is a very aesthetically conscious and environmentally progressive community, and our team is incorporating their development ordinances and standards for efficient and successful project completion. The project was completed in 6 months.
